The Vision
A 1970s Ranch, Reimagined for the Way Families Live Today
Old Gate Lane sits on two acres in Parker, Texas — a city where the lots are one and two acres across the board, offering genuine country living just minutes from central Dallas. The next-door neighbors had been there over 40 years. They used to ride their horses to the center of Allen when they first moved in.
When we found this property, we saw what it could become: a home where a family could settle into the kind of space that Parker uniquely offers — room to breathe, land to enjoy — but with a floor plan and finishes that feel completely modern. The house itself was solid, but dated in every way that matters. Closed-off rooms. Eight-foot ceilings. A kitchen that hadn't been touched since it was built.
Our vision was to open the entire main living area into one connected, light-filled space — and to bring a design sensibility to every room that would make it feel intentional, warm, and unmistakably considered. Every decision, from the sage green cabinetry to the geometric fireplace tile to the herringbone brick in the mudroom, was by design.
Before
Where It Started
A 4-bedroom, 2-bath ranch with ornate cabinetry, granite countertops, and rooms that felt disconnected from each other. The kitchen, breakfast area, and living room were three separate spaces divided by walls — including a load-bearing wall that would need a structural beam to remove.

The Transformation
Eight Months of Intentional Work
This was a fully permitted project with the City of Parker. Every room was touched — from the roof to the floors, from the kitchen to three fully remodeled bathrooms (one entirely new). The scope grew along the way: raising the ceiling from 8 to 10 feet meant reworking more electrical than anyone anticipated. Weather delays hit during the plumbing phase. The timeline stretched — but the result was worth every adjustment.

Gutted to the studs — appliance layout marked in spray paint before the new walls went up.

New hardwood floors in, fireplace wall still raw — the transformation taking shape.

The sage green cabinetry going in — the moment the kitchen's personality arrived.

The geometric tile surround and reclaimed wood mantel turning the fireplace into a focal point.

The converted garage becoming a mudroom with laundry, custom built-ins, and herringbone brick flooring.
Key Decisions
What Made This Project Special
Opening the Floor Plan
Three separate rooms — kitchen, breakfast area, and living room — became one expansive, connected space. A load-bearing wall came out, replaced by a structural beam. The ceiling went from 8 to 10 feet. The result is a room that feels generous and light-filled in a way the original floor plan never allowed.
Reimagining the Garage
A converted two-car garage was divided to create a proper office and game room alongside a functional mudroom with laundry, herringbone brick flooring, and custom sage-green built-ins. Moving the washer and dryer out of the pantry freed that space to become a true working pantry with a sink, pull-out drawers, and full cabinetry.
Adding a Third Bathroom
The original 4-bedroom, 2-bath became a full 4-bedroom, 3-bath. The new bathroom at the back of the house created a proper en suite that functions as a mother-in-law area — a significant upgrade for a family home.
Every Detail, By Design
New roof. New fence. New circle drive. The exterior painted. Trim across the entire home. All three bathrooms fully remodeled with custom tile work. A kitchen with quartzite countertops, custom sage-green cabinetry, and high-end plumbing fixtures. Two acres of Parker, Texas, transformed inside and out.
